One plan for a park full of different buildings
A business park mixes building types: a flex building with a showroom up front and a warehouse in back, a two-story office building, a distribution building with docks, a shared café or fitness room. Denali cleans all of them, which lets property managers put the whole park under one plan, one crew and one report.
This is a different job from cleaning one company’s office. The client is the property manager, the work spans several buildings and outdoor common areas, and each tenant runs on its own hours. For a single tenant’s office, see our office cleaning.
Parks that work like small cities
Northern California’s largest business parks look a lot like small cities. They hold industrial, flex and office buildings side by side, often with restaurants, a fitness club and shared conference space on the same grounds.
Business park cleaning is available across the Sacramento region, the Central Valley around Lathrop, the East Bay around Hayward and Northern Nevada around Reno.
Parks like these combine office tenants who want quiet evening service with warehouse and production tenants who run shifts, so every building’s schedule is set to its own hours.
Shared lobbies, corridors and restrooms
Common areas set the standard for every tenant in the park. Lobby floors, entry glass, directories, elevator cabs and stair rails are cleaned on each visit. Shared restrooms are disinfected and restocked, and corridors and break areas are vacuumed or mopped and emptied of trash and recycling.
Every building follows the same task list, so a visitor moving between buildings sees the same finish. Buildings with heavier traffic, such as one with a training center or a busy customer counter, receive more frequent visits on their own.
Tenant suites, warehouses and flex space
Tenants can add their suites to the park plan, each with its own task list and hours. An office tenant might want nightly service, while a flex tenant needs the front office cleaned twice a week and the warehouse floor scrubbed monthly. Warehouse and production floors in the park are handled by the crews behind our warehouse and distribution center cleaning.
One-off tenant requests, such as a floor scrub after a move-in or a clean before an open house, go through the same supervisor, which keeps communication simple.
Amenities and exterior touchpoints
Shared cafés, fitness rooms, conference centers and courtyards make a park attractive, and each gets its own care. Fitness equipment is wiped and locker rooms cleaned as in our gym and fitness center cleaning, café seating and counters are cleaned, and conference rooms are reset after events.
Outside, entry doors and sidelights are cleaned, walk-off mats are vacuumed or rotated, and smoking and break areas are cleared of litter and butts. Docks, walkways and lots can be added through our loading dock and parking area cleaning.
Porters across the park
Day porters can run a route across the park, restocking restrooms, emptying lobby bins, wiping entry glass, handling spills and checking amenity spaces between buildings. Routes follow each building’s busy times, such as morning arrivals, shift changes and lunch.
Porters also give the property manager eyes on the ground, reporting a stuck door, a leaking fixture or a damaged mat before tenants call about it.
Reporting and price
The property manager receives one plan covering every building, amenity and exterior area, and one report with completed work, inspection results and issues found. Supervisors inspect across buildings, crews are background-checked, and a certificate of insurance is supplied for the park’s records.
Price follows common-area square footage, building and restroom counts, amenities, porter hours, exterior work and the tenant suites and warehouse floors added to the plan.
A few useful answers
Common questions.
Can you clean office, flex and warehouse buildings in the same park?
Yes. One plan covers every building type in the park, with warehouse floors handled by our industrial crews.
Do tenants have to join the park plan?
No. Tenants can add their suites to it, each with its own task list and schedule, or keep their own arrangements.
Is a business park plan just office cleaning for several buildings?
Office cleaning serves one tenant’s space; business park cleaning serves a property manager across many buildings, tenants, amenities and outdoor areas.
Can porters cover several buildings in one park?
Yes. A porter route runs across buildings, restocking restrooms, emptying bins and handling spills at each stop.
